Check-in after 4:00 PM | Check-out before 11:00 AM.
Late check-outs will be charged $25 per hour unless pre-approved. Our cleaning team needs time to prepare for the next guest.

No pets allowed. A $350 fine applies, along with possible cancellation without reimbursement.

This is a smoke-free environment. Please smoke at least 100 feet away from the property.
Smoking near doors, windows, or inside will result in a $150 fine and potential reservation termination.
No drug use or solicitation allowed.

No candles or hair dye should be used on the property. Usage may result in a $150 fine and potential reservation termination.

Quiet hours: 9:00 PM – 9:00 AM.
Only pre-registered guests are allowed. All guests must provide a valid ID. Extra guests require prior approval.
The area can be lively, especially during weekends and holidays—please be mindful of neighbors.

All trash must be placed in large, closed plastic bags before being taken to the bins near the fence. Loose trash will not be collected.
Do not leave open bags or loose items in common areas, as this attracts pests.
Recycling is not available—all trash must go into the designated bins.
Rinse off sand before entering using the outdoor shower. Do not rinse sand down indoor sinks or showers. Excessive sand inside the unit, including in the plumbing, will result in a $75 charge.
Housekeeping covers linens, floors, and bathrooms. If the unit is left excessively dirty (e.g., food spills, trash left throughout, or furniture heavily soiled), an additional $100 cleaning fee will be applied.
Dishes, coffee pots, and cookware must be cleaned before check-out. Mother Earth and our housekeeping team thank you!

Water conservation is important. We rely on a solar-heated water system and a gravity-fed backup tank in case of municipal water outages.
During outages, water pressure will be lower but still available. Please use water mindfully, as the backup tank has limited capacity.
Septic System Care:
- The septic system is extremely delicate. DO NOT FLUSH TOILET PAPER, wipes, sanitary products, or any other items.
- A wastebasket is provided for all toilet paper and personal hygiene items.
- Excessive flushing of paper can cause blockages. A $100 fee will be applied if the system is clogged due to paper buildup.
- Pipes are snaked between guests to prevent issues, but please be mindful—flushing paper or foreign objects may cause an overflow.
Power Outages & Generators:
- Being a beachside community, occasional power outages may occur. The local municipality is actively upgrading infrastructure to improve reliability.
- No refunds will be given for municipal power, internet, or water outages.
- A self-operated generator is available. A video tutorial can be provided upon request.
- Important: When using the generator, A/C units cannot be run, as they will overload the system. Fans are provided for your comfort in case of an extended outage.

High-speed WiFi is available, but outages can happen. We recommend downloading entertainment in advance.
A gas stovetop is installed. Gas tanks are located outside in the back of ZENDEN near the window. Upstairs tank is long and large by the corner. (righty-tighty, lefty-loosey for adjustments).
Do not remove items from the unit, including towels, kitchenware, or décor. Report damages immediately.
Cleaning supplies are under the sinks; mops and brooms are by the washer and upstairs balcony.

Each room includes fresh linens and two bath towels. For stays 4+ days, towels can be refreshed upon request.
Starter toiletries are provided; additional items must be purchased by the guest. Toiletry kits are available for purchase. Be sure to let me know which were used to charge appropriately. Payment can be made by ath movil, Zelle, and if I am on the property, cash. Last option is rare.

One parking space is available along the fence. Do not block neighbors’ exits.
Management reserves the right to enter for maintenance, safety checks, or urgent repairs.

No refunds will be issued for storms, voluntary evacuations, or municipal outages.
We recommend purchasing travel insurance for unexpected disruptions.
